Normanton Park (Enbloc) has been sold to Kingsford Huray Development for S$830.1 million. It is located close to nature parks and was built in the mid-1970s for the Singapore Armed Forces.

Normanton Park Enbloc see each home owner receiving about S$1.68 million to S$1.86 million.

With a site area of 61.408.30m2 (Maximum Permissible Gross Floor Area 129,134.15 m2), Kingsford developer fork out a premium of about S$231.1 million to renew the lease for another 99 years, and top up about S$283.4 million to redevelop the site to a gross plot ratio of 2.1 and this translates to a land price of about $969 per square foot per plot ratio.

Normanton Park was deserted on Thursday (Oct 4), bereft of its human inhabitants — and some pieces of signage and estate furniture — as the last residents moved out of the 41-year-old estate. Ahead of their move, some residents of the 488-unit condominium had gone on a souvenir-collecting spree.

With a site area of 34,653.29m2 (Maximum Permissible Gross Floor Area 60,989.78 m2), Hoi Hup Sunway developer intends to redevelop the site to a gross plot ratio of 1.6 and this translates to a 999 years land price of about $932 per square foot per plot ratio.

Built in the early 1980s, Kismis View comprises 43 units in two four-storey and seven-storey apartment blocks. The developer has also acquired a bungalow site of 880 sq m at 19 Lorong Kismis for $5.688 million

With a total combined site area of 932422m2 (Maximum Permissible Gross Floor Area 13,022.20 m2), and after factoring in a 10% bonus GFA for balcony space, the maximum GFA of the combined site will be 14,355.16m2 . The price will therefore be reduced to $847 psf ppr. The combined site can be redeveloped the site to a gross plot ratio of 1.54 into a new residential project with 186 units, according to Roxy-Pacific.

Future residents of Kismis Residences will be able to commute on the Downtown Line which enables them to get to Newton MRT Interchange with just 6 stops away. Goh and Goh Building Enbloc new Condo  will potentially yield about 100 residential units and a level of retail shops on the ground floor.

The site can be developed into a new five-storey residential project with 280 units.

It’s located close to the German European School Singapore, Pei Hwa Presbyterian Primary School and Glory Kindergarten. Other amenities nearby include Beauty World, Bukit Timah Shopping Centre and Bukit Timah Nature Reserve. It’s a 10- to 15-minute walk to the Beauty World MRT station.

Mont Botanik @ Jalan Remaja (District 23)

Mont Botanik Residence condo – Episcia Land is subsidy of Tuan Sing Holdings, which is completely owned by the company. Episcia purchased a piece of land located at 1 Jalan Remaja in Singapore, for a price of S$47.8 million. The new project name is called Mont Botanik Residences which the land has been bought from Andermatt Investments. It is a freehold residential plot that has a area of 4046.6 sq m.

The residential plot can make place for as much as 100 residential units, since it has a plot ratio 1.92. The plot also has a permissible gross floor area of 7769.5 sq, which equals some 83630 sq ft.

Hillview Rise – Government Land Sales (District 23)

A 153881.94 sqft private residential site in Hillview Rise that can yield about 535 homes was awarded by the Urban Redevelopment Authority (URA) on Tuesday (3 July 2018) to Hong Leong Holdings for $460 million.

The top bid translates to about $1,044.38 psf based on the 99-year leasehold plot’s gross floor area of approximately 430879.33 sqft. It was submitted by Hong Leong subsidiaries Intrepid Investments and Garden Estates.

“We are pleased to be awarded the site at Hillview Rise under the Concept and Price Revenue tender system. This award recognises our experience and readiness to adopt and use innovative construction technologies and methods to achieve high construction productivity and quality outcomes for our projects,” said Hong Leong’s general manager for projects Loke Kee Yeu.

Hillview Rise Condo is located close proximity to Hill V2, Hillview MRT. A new downtown line with 20 minutes train ride to the City. Scroll to HillV2 along Hillview Avenue, a short drive to The Rail Mall , Junction 10, Bukit Panjang Plaza, West mall, Bukit Timah Shopping Centre and Beauty World.

Urban Redevelopment Authority (URA), which awarded the tender on July 3, said in its statement that the winning proposal included “the extensive adoption of Prefabricated Prefinished Volumetric Construction (PPVC) with substantial layout modularisation and high levels of construction integration in carrying out the development of the site”.

It will adopt Mass Engineered Timber (MET) for the clubhouse, which would further increase the level of prefabrication and reduce the works to be done on the site.

Other features of the proposal include BIM-based scheduling; QR code tracking for project scheduling; cloud-based logistics tracking during construction and Virtual Design and Construction (VDC) on digital platforms for different parties to share and coordinate information throughout the project lifecycle.

Dairy Farm Road – Government Land Sales (District 23)

With a site area of 19,647.7 m2 (Maximum Permissible Gross Floor Area 41,261 m2), the Dairy Farm Road mixed-use development site received its highest bid of $368.8m or $8,938 psm of GFA or $830 psf of GFA from United Engineers’ UED Residential. The residential site with a permissible commercial area at first storey.

The Dairy Farm Road can be found in one of the most serene areas in District 23, The area has a refreshing and nature-like vibe as its just across the Bukit Timah Nature Reserve

Phoenix Heights – Enbloc (District 23)

Phoenix Heights (Enbloc) built in 1970 at Phoenix Avenue off Upper Bukit Timah Road and Bukit Batok Road as well as near the Bukit Panjang MRT station has been sold to OKP Holding (USB Holdings) for S$31.1 million. 

With a site area of 3,971.89m2 (Maximum Permissible Gross Floor Area 5,560.66 m2), USB Holdings intends to apply to the Singapore Land Authority for the grant of a fresh 99-year lease for the property to redevelop the site to a gross plot ratio of 1.4 (Maximum 5 Storey) and this translates to a land price of about $556 per square foot per plot ratio.
