Type 2 Bedroom/1 Bathroom B1(657sqft) is remarkably efficient with the living room, dining room and all bedrooms have the full front views. Even with a household shelter included, the unit still has a decent livable area, namely the Master Bedroom can fit the King -Sized Bed while the common bedroom, a Queen-Sized Bed. Stack 1, 7,8,14, 15, 21 comprise of type B1 units. For those who want to look down to the 30 metres lap pool, they should be partial to choose either stack 8 or 14. Stack 7 and 1 are approximately 50 metre to LRT line, so residents who worry about noise perhaps should avoid these stacks. Stacks 15 and 21 overlook the landed Hillsta nearby, so those who prefer landed view may choose these stacks. However, the setback is only 10 metres away so buyers should take note of this.
For type 2 Bedroom/2 Bathroom Deluxe B2(721 sqft), the kitchen is thankfully enclosed with a window for natural ventilation which comes in handy when residents cook up a storm. However, it’s slightly puzzling why the enclosed kitchen is of a rather modest size, approximately the same size as the household shelter. One feels slightly disappointed when developer does not include windows for either master bathroom or common bathroom. These units are situated at Stack 4,11,18. Stack 18 will be the only stack with pool view. Stack 4 and Stack 11 will be looking down at the Verdant Courtyard and facing each other. With the setback between 12.5 to 14.5 metres between between blocks, there is still a chance that stack 4 and stack 11 neighbours seeing each other sunbathing in their balcony.
Stack 2, 13,20 consist of 3BR Classic(1012Sqft). Stack 13 is the only stack of this unit type with pool view. Stack 2 will face Choa Chu Kang Road and be 50 metre away from Phoenix LRT station, so for those hypersensitive to noise, they should avoid this stack. Stack 20 will be facing the landed Hillsta; with 10 metres setback from Arden to the Hillsta, one wonders if it is too close for comfort.
This unit type is respectably sized with all bedrooms being able to fit a queen-sized bed and the -master bedroom, a king-sized bed. Fortunately, the kitchen and the 2 bathrooms are naturally ventilated. Not only that, one has the option between an open or closed kitchen concept thanks to the fully hidden sliding door. This allows flexibility of closing the kitchen when food is fried but opening the kitchen door when one is hosting a salad party. One couldn’t help notice that both the household shelter and balcony are sensibly sized—neither obscenely large to eat into liveable space not dumbfoundedly tiny to be functional.
The only bugbear of this C1 type is the L shaped dining room and living room. The space looks irregular shaped and disjointed.
Uniquely in this development, the developer includes 3 Bedroom+ Study(1109sqft) unit type, which is claimed to be special as developer allows request to hack the study room to enlarge the living room. One can imagine this to have a rather aesthetically pleasing effect as in the original floorplan, the balcony spans both the living room and the study room. Again, here one has the flexibility of a closed or an open kitchen concept, which can’t be emphasised enough since I know of people avoiding frying food because of their open kitchen spreading oily fumes all over their house. The study room is visually, from the floorplan itself, of the same size with the common bathroom, so one can’t expect to place a queen-sized bed inside if one plans to convert it to a guestroom
C2 only presents in Stack 9 and stack 16. Block 9 partially faces pool view whereas block 16 faces Hillsta strata landed
4 Bedroom Classic(D1) is a generously 1206 sqft. The living is connected to the dining area, creating a portrait rectangular, which is one of the preferred floorplan layout. The kitchen is enclosed with the yard and of a rather modest size for a 4 bedroom. In compensation, the kitchen and all the 2 bathrooms are naturally ventilated. There is only one balcony of a sensible size in the living room, which is big enough for one outdoor mini dining set but not too big to be obstructively encroaching on the living space. Stack 3, 12, 19 are of this unit type with only stack 19 overlooking the pool with stack 3 and 19 with the view of the meadow lawn. Stack 3 and stack 19 may face each other’s balcony
Last but not least, 4 Bedroom+ Study (D2) (1389sqft) has the largest size unit in this development, aside from penthouse unit. This unit type has both dry kitchen and wet kitchen.
